How long does a home inspection last?
The architect will take approximately 45 minutes to do the home inspection depending on the surface of the house, in apartments up to 90m2, the inspection takes approximately 45 minutes, the inspection of villas can take up to 2 hours. After this, the report will be ready in the next 48 working hours.
What is reviewed in a home inspection?
At the home inspection we completely analyze more than 170 points of your future home. The architect will review the structure, installation and electrical panel, plumbing and drains in bathrooms, toilets and kitchen, ventilation, insulation, soundproofing, windows, gas outlets, heating and boiler, air conditioning, finishes and also the orientation of the house and outdoor areas, garage, etc..
Do I have to be present at the home inspection?
It is not necessary, in many occasions we perform home inspections with the real estate agent who shows the property or with the owner. Even if you are not present you will receive a detailed report with a photographic annex indicating each point inspected and the defects detected. You can also call the architect in charge of the inspection who will answer all your questions over the phone.
Does the homeowner have to know that there is going to be a home inspection?
Yes! It is important that the homeowner knows that we will be performing a home inspection and how long it will take. After booking the inspection, we will contact you to tell you the name of the architect who will perform the inspection and confirm the time of the inspection.
What is the price of the home inspection?

Do you carry out inspections throughout Spain?
We perform home inspections in almost all the peninsula. It is possible that in some provinces or communities there is an extra cost for travel. We recommend that home inspections in towns of less than 50,000 inhabitants, book at least three days in advance to coordinate our teams of architects.
Do you do inspections abroad?
We have several "Home inspectors" collaborating with us in countries such as the United States, United Kingdom, Austria, Colombia and Mexico. If you need an inspection in these countries, we will put you in contact with one of our collaborators so that they can carry out the inspection of your home.

About reservation and payment

How can I make the payment?
It's very simple! The first step is to schedule an inspection, there you tell us your availability and we reserve a day and time to perform the inspection, at the end of the process you will be taken to a secure payment gateway to pay by debit or credit card.
Can I cancel the inspection after the payment has been made?
Yes, once the booked, you can cancel or reschedule you can cancel or change the date up to 5 working days before the scheduled date, but it has an administrative cost of 49,90€, you will be able to reschedule the inspection up to one month after the date you have booked, after that time if you want an inspection you will have to book it again. With less than 5 working days in advance, cancellations or date changes will NOT be refunded.
What do I do if the seller does not show up on the day of the inspection?
We will not be able to give you any refund, but we will give you a 10% discount on the next contract. The maximum time we can wait at the location of the property to be inspected will be 30 minutes from the scheduled start time.
What happens if I pay for a home inspection and the home has more or less m2 than I paid for?
We charge according to the m2 built according to the land registry. If you choose a home inspection of an apartment of up to 90m2, for example, and it turns out that the apartment is 100m2, you will have to pay the difference. Otherwise, if you pay for a home inspection with more m2 than what the land registry actually says, we will pay you the difference that corresponds to the price of the corresponding service.
