A thermographic or thermal camera is a device that has an infrared sensor that offers real-time viewing of thermal images and can store them in its memory along with an actual image of what appears in the thermal image.

But are all thermal imaging cameras the same? Of course they are not. There is a great variety in the market with very different prices, for our inspections we have chosen the thermal camera Bosh Professional GTC 400 C which allows us to take images of the different rooms or areas inspected as this example of the inspection of a radiant floor in a villa in Cadiz.
In this image we can see the correct operation of the underfloor heating of the house, detecting that all circuits of the installation are emitting heat, therefore in good condition. This was a doubt that had the client who hired us to make the inspection of this villa he was going to buy.
However, we not only use the thermal imaging camera to check the proper functioning of the heating system. We also use it to detect thermal bridges in the windows of the house and dampness in walls and partitions.

This helps us a lot in our home inspections because we can detect hidden defects in the windows of the property that can produce a very high cost that we did not count on before buying the house. Knowing the state and existence of these problems is essential when buying a second-hand home.
Here is a list of the points that we detect in the inspections with the help of our thermal cameras:
- We evaluate the actual state of the insulation of facades and roofs.
- Detection of dampness or water leaks.
- Check the route of the ducts and pipes of heating and hot water.
- Check the state of radiators and if they contain air.
- Locate the origin of drafts.
- Check electrical components.
- Detect cut or overloaded cables.
- Check the insulation and thermal bridges of windows, doors and shutter boxes.
In addition, all these images can be viewed in real time on our iPads with which we make annotations for the home inspection reports.
