Today we show you an inspection of a villa in Guadalajara. In this inspection we discovered some serious problems that the house had and that were not visible to the naked eye.
We start this new section of the blog, in which we will show you some of the inspections that we carry out all over Spain. In this first one we show you an inspection carried out on the border of the province of Guadalajara, very close to Madrid.

Don't think twice, inspect your home
There were two major problems in this villa. The first was that in one room we found structural cracks in a load-bearing wall. According to their shape and direction, we understood that they were due to a differential settlement of the house. In other words, part of the house had shifted downwards (sunk) with respect to the other part that had not moved.
We also detected that these cracks had attempted to be patched on the outside of the house, which was almost unnoticed to the untrained eye.
The second problem we detected was dampness due to leaks from the roof. They were in several ceilings of the house and had spread to the walls of the house due to a bad re-roofing and waterproofing of the roof.

It presents structural pathologies, according to the visual inspection, not active, caused by a differential settlement of the house. According to what has been inspected, this settlement may be due to the fact that, due to the configuration of the configuration of the house, it was enlarged in the past and the enlarged part has had a differential settlement. differential settlement.
The dampness in the living room at the top of the exterior wall is expected to be caused by a crack, which has filtered rainwater from the roof in poor condition.
Apart from what has been described above, the house does not present serious problems of habitability and has the minimum habitability and has the minimum requirements for residential use."
